For one client we have been collecting rent every month for the last 18 months from a building owned by the judgment debtor, call her Debbie. The bank is foreclosing on the building, so the interest is piling up. There is equity in the building so we should file to have the Sheriff sell the building, leaving the first mortgage in place, so my client can get a big lump sum payment. The problem is that Debbie died three years ago. The Sheriff won’t sell the building because there is no one to serve. So we went to court to ask the judge to change the judgment so that it is against Debbie’s estate and to order the Sheriff to sell the property.
Collecting judgments is our specialty. Your judgment is a powerful document that allows us to work through the legal and banking systems to identify your debtors’ assets, freeze them or claim them, and collect the payment that is legally owed to you. We get paid on commission only, so if we don’t collect any money, there is no cost to you. We take all the risk.
